Mah Sing Launches iPARC, Port of Tanjung Pelepas Sales Gallery

Date:2014/10/01

Tanjung Pelepas: Mah Sing Group’s flagship Mah Sing iParc@Port of Tanjung Pelepas (PTP), located 1km from the port, has made it easier for industrialists and business folk to own a part of the action in Iskandar Malaysia’s Flagship C, when it opened Mah Sing iParc@PTP’s Sales Gallery. Officially opening the Sales Gallery with a ribbon-cutting ceremony were Mah Sing’s Group Managing Director cum Group Chief Executive, Tan Sri Dato’ Sri Leong Hoy Kum and Group CEO, Mr Ng Chai Yong.

Indeed, this new sales gallery caters to small and medium scale industrialists from Malaysia, Singapore and Indonesia setting up an operations base to tap on the Port of Tanjung Pelepas as one of the preferred ports in Southeast Asia for logistics.

The 210-acre freehold industrial park’s location beside the proposed Port City under Flagship C is also tremendously accessible by sea, road and rail and air. The modern corporate industrial park is accessible to Singapore by the Tanjung Pelepas Interchange on the Second Link Expressway, just 4.5km away from Mah Sing iParc, putting Singapore only 12km away by this highway. In fact, the North-South Highway, connecting the development with the central and northern economic zones and even up to Thailand is also in close proximity. By air, it is located 25 minutes away from Senai Airport’s Passenger and Air Cargo service terminal.

According to Mah Sing’s Group Managing Director cum Group Chief Executive, Tan Sri Dato’ Sri Leong Hoy Kum, “Mah Sing iParc@PTP taps on its strategic location taps into the established main shipping lanes that is fast expanding due to the volume of trade between the nations surrounding it. Not only is this location ideal as a logistics hub, it is also highly accessible through a network of international highways and by air.

As a market-driven developer, we are confident that offering multi-function industrial spaces will attract those interested either to set up an operations base for their small and medium scale industries or relocation from neighbouring countries for a cost-efficient location that is still close to their home base. In fact, we have seen tremendous interest from Singapore industrialists who are interested in adopting a more cost-efficient model for their operations.”

Multi-functional Industrial Spaces

The multi-functional industrial spaces spoken of by the Mah Sing bigwig refers to the 4-in-1 concept where both front- and back-end operational processes are catered for. Front-end operations like showrooms or corporate offices can be housed in the same space as back-end operations like warehousing and production.

This unique proposition is further highlighted with the choices of built-ups available for industrialists. Mah Sing iParc offers Semi-Detached Factory lots for light industries with approximate built-ups of 5,075 sq ft and 6,475 sq ft; 3-storey shop offices with built-ups of 4,285 sq ft on plots of 22’ x 65’ and a commercial plot of 0.81 acres.

The other components of non-Bumiputera Detached Factory lots, 3-storey shop offices (earlier phases), industrial land and petrol land have been sold out. Due to this overwhelming response, we have just opened the last parcel of detached factory lots with a built-up of 10,000 sq ft along with the 3-storey shop offices.

Established facilities surrounding PTP

PTP is the nation’s largest and the world’s 16th largest transshipment terminal, as such, logistics operations find it an ideal home, along with other related industries in its surrounding areas like port and marine services, warehousing, engineering and high-tech manufacturing, food production, petrochemical industry and entrepot trade.

Mah Sing iParc is indeed will located as it is at the confluence of established international trading routes linking the East and West, with easy access to regional transportation hubs, transshipment hubs and the world’s largest consumer markets. Its close proximity to Nusajaya, the main driver of Iskandar Malaysia’s growth will benefit from the spillover demand and the catalytic developments happening there. Indeed, Iskandar Malaysia has made PTP part of its success story, with EduCity in Flagship B of Nusajaya offering highly-skilled human resources, expertise and new research.
